Estate Istanbul is an independent referral service, not a licensed real-estate brokerage. When the service launches, suitable buyer inquiries may be introduced to licensed agency partners, who will handle brokerage activity and confirm real inventory.

Our approach is simple: understand what a buyer needs, compare suitable districts, explain what is known, and clearly mark what still needs independent verification. When a buyer is ready to proceed, legal, technical and title checks should be handled by qualified independent professionals.

How buying in Istanbul works for foreigners

Every purchase is different, but this overview gives international buyers a useful structure for the conversation.

    Define your brief and budget

    Set the purpose, preferred districts, property type, timing and a budget that also allows for professional advice, taxes and transaction costs.

    Compare districts and shortlist homes

    Use location, transport, daily life and building type to narrow the search, then confirm whether each shortlisted property is genuinely available.

    Inspect in person or through a trusted representative

    Review the home, shared areas and neighborhood carefully. Ask for documents and avoid relying on photographs or marketing copy alone.

    Commission independent checks

    A qualified lawyer and relevant technical experts should check title records, restrictions, permits, debts, building documents and any risks before commitment.

  5. 05

    Agree terms in writing

    Record the price, payment schedule, included items, conditions and responsibilities clearly. A preliminary agreement does not itself transfer ownership.

  6. 06

    Complete the official title transfer

    Prepare the required identity, valuation, insurance and transaction documents, then complete registration through the relevant Land Registry Directorate with professional support.

  7. 07

    Finish handover and post-purchase tasks

    Document the handover, arrange utilities and insurance, retain the transaction records, and get advice on ongoing tax, residence or property-management obligations.
